How Mass Appeal Marketing LLC collects, uses, and protects your information — including for programs operated under the Funded by Tapia brand.

Mass Appeal Marketing LLC ("Mass Appeal Marketing," "we," "us," or "our") is an independent marketing and lead-generation company headquartered in Las Vegas, Nevada. This Privacy Policy explains how we collect, use, share, and protect personal information when you visit massappealmarketing.com (the "Site"), interact with our advertisements or lead forms, or participate in our marketing, email, or text-messaging programs (together, the "Services").

Scope. This Privacy Policy also applies to marketing programs, lead-generation forms (including Facebook and Instagram lead forms), and SMS/text-messaging programs operated by Mass Appeal Marketing LLC under the Funded by Tapia brand. Where you see "Funded by Tapia" in an advertisement, form, or text message, that program is operated by Mass Appeal Marketing LLC and governed by this Privacy Policy and our Terms of Service.

Mass Appeal Marketing LLC is not a lender, mortgage broker, or loan originator. We do not make credit decisions. Where you request information about financing, we may refer your inquiry to independent, licensed lending partners as described below.

1. Information we collect

Information you provide to us

  • Contact details — name, email address, telephone/mobile number, company name, and role.
  • Inquiry details — information you choose to share about your real estate investments, projects, properties, timelines, and financing goals (for example, property type, purchase price, estimated value, or loan program of interest).
  • Communications — the content of messages you send us by email, web form, text message, or phone, and your communication preferences.
  • Consent records — the date, time, source, and wording of your consent to receive calls, emails, or text messages.

Information collected automatically

  • Device and usage data — IP address, browser and device type, operating system, referring URLs, pages viewed, and interactions with the Site and our emails.
  • Cookies and similar technologies — we and our analytics and advertising partners (such as Google Analytics, Meta, and LinkedIn) may use cookies, pixels, and tags to measure traffic, understand how the Site is used, and measure the performance of our advertising. See Cookies & tracking below.

Information from third parties

  • Advertising and social platforms — when you submit a lead form on Facebook, Instagram, LinkedIn, or a similar platform, that platform sends us the information you entered in accordance with its own privacy policy.
  • Business and public-record data — as part of our B2B market-intelligence services we may obtain business contact information and property ownership information from public records, licensed data providers, and commercially available sources.

2. How we use information

  • To respond to your inquiries, schedule consultations and strategy calls, and provide the information you requested.
  • To deliver, operate, personalize, and improve the Site and our Services.
  • To send you service-related and transactional communications, such as appointment confirmations, reminders, and follow-ups.
  • With your consent, to send you marketing communications — including email, phone calls, and SMS/text messages — about financing programs, market insights, guides, events, and other offerings we believe may interest you.
  • To refer financing inquiries to independent, licensed lending partners so they can contact you about your request.
  • To measure and improve the effectiveness of our advertising and marketing campaigns.
  • To protect the security and integrity of the Site, prevent fraud and abuse, and comply with legal obligations.

3. SMS / text-messaging programs

If you opt in to receive text messages from us (including messages sent under the Funded by Tapia brand), we use your mobile number and consent record to send the messages you agreed to receive — lead-response and qualification messages, appointment and transactional updates, and, where you have opted in, promotional messages. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text-messaging originator opt-in data and consent will not be shared with any third parties, except for vendors and platform providers that assist us in delivering the messages you requested, and only for that purpose. All other categories of sharing described in this Privacy Policy exclude text-messaging originator opt-in data and consent.

4. How we share information

We do not sell your personal information, and we do not share it with third parties for their own marketing purposes. We share personal information only in the following circumstances:

  • Service providers. Vendors that perform services on our behalf, such as website hosting, customer relationship management (CRM), email and SMS delivery, scheduling, analytics, and advertising measurement. These providers are permitted to use your information only to perform services for us.
  • Licensed lending partners. If you request information about a loan or financing program, we may share your contact and inquiry details with an independent, licensed mortgage lender or broker so they can respond to your request. These partners are separate companies with their own privacy policies, and any loan is subject to their own application, underwriting, and approval processes.
  • Co-marketing partners. Where you engage us for co-marketing services as a business client, we share information with the partners you have agreed to work with.
  • Legal and safety. When required by law, subpoena, or legal process; to enforce our Terms; or to protect the rights, property, or safety of Mass Appeal Marketing LLC, our clients, or others.
  • Business transfers. In connection with a merger, acquisition, financing, or sale of all or part of our business, subject to this Privacy Policy.

5. Cookies & tracking technologies

We use essential cookies needed for the Site to function and, with your consent where required, analytics and advertising cookies and pixels (for example, Google Analytics, the Meta Pixel, and the LinkedIn Insight Tag). You can control cookies through your browser settings and, where we display a cookie notice, through the choices offered there. Disabling cookies may limit some features of the Site. We do not currently respond to browser "Do Not Track" signals, but we honor Global Privacy Control signals where required by applicable law.

6. Your choices

  • Email marketing. Click the "unsubscribe" link in any marketing email, or contact us at info@massappealmarketing.com.
  • Text messages. Reply STOP to any message to opt out. Reply HELP for help. See our SMS Terms.
  • Phone calls. Tell the caller you no longer wish to be contacted, or email us at info@massappealmarketing.com. We honor the National Do Not Call Registry and our internal do-not-call list.
  • Cookies. Adjust your browser settings or use the cookie choices offered on the Site.

Opting out of marketing does not prevent us from sending you transactional or service messages related to a request you have made.

7. Your privacy rights

Depending on where you live, you may have the right to request access to the personal information we hold about you, to request correction or deletion, to receive a copy of your information, to opt out of certain processing, and to not be discriminated against for exercising your rights. Residents of California, Colorado, Connecticut, Virginia, Texas, Oregon, and other U.S. states with comprehensive privacy laws may exercise these rights by contacting us at info@massappealmarketing.com with the subject line "Privacy Request." We will verify your identity before responding and will respond within the time required by applicable law. You may designate an authorized agent to make a request on your behalf.

California residents: we do not "sell" or "share" personal information as those terms are defined under the California Consumer Privacy Act, and we have not done so in the preceding 12 months. The categories of personal information we collect are described in Section 1, and the purposes and recipients in Sections 2 and 4.

8. Data security & retention

We use reasonable administrative, technical, and physical safeguards designed to protect personal information against unauthorized access, use, or disclosure. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. We retain personal information for as long as necessary to fulfill the purposes described in this Privacy Policy, to maintain records of consent and opt-out requests as required by law, and to comply with our legal obligations and resolve disputes.

9. Children's privacy

The Site and Services are intended for adults and businesses. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us with personal information, contact us and we will delete it.

The Site may link to websites operated by our lending partners, social platforms, or other third parties. We are not responsible for the privacy practices of those sites, and we encourage you to review their policies.

11. Changes to this policy

We may update this Privacy Policy from time to time. When we do, we will revise the "last updated" date at the top of this page. Material changes will be communicated by posting a notice on the Site or, where appropriate, by contacting you directly.
